Issues that may affect your closing
If you are a Seller and will be out of town for closing, please inform us. We can arrange to send you the necessary documents either via overnight delivery or through email. While you will still need to return the signed and notarized originals, we will do our best to ensure the process is seamless and hassle-free. If you receive closing documents via email, kindly ensure that all enclosures are printed as single-sided copies. We also offer a mobile notary service, designed to bring convenience right to your doorstep. A professional notary will meet you at a location of your choosing. The notary will not only witness your signature but they will facilitate the return of original documents for your closing. While there is an additional fee for this premium service, the flexibility and peace of mind it offers are truly priceless. Thank you for your cooperation!
As a general guideline, if a closing is scheduled for 9 a.m., the buyer will typically start their portion first. If the buyer is securing a loan to complete the sale, this phase usually takes about 30 minutes to sign all necessary documents. Consequently, your portion of the closing would generally begin around 9:30 a.m. While you are more than welcome to arrive at the same time as the buyer, we want to ensure you are informed about what to expect, out of respect for your time.
If you have a mortgage loan, we will need to obtain a written Payoff Statement from your lender. To facilitate this, we require your written consent for the lender to release the necessary information. Please click here to download the Authorization Form. Issues that may affect your closing
If you will be signing on behalf of a Buyer using a Power of Attorney, we kindly ask that you provide us with the document for review before closing. Additionally, it is crucial to inform your lender of your intention to use a Power of Attorney, as their approval is required prior to closing. Thank you for your attention to these important steps!
If you are a Buyer unable to attend the closing in person, please inform us. We understand that not all Buyers can travel for this process. We can coordinate sending you the necessary documents via overnight delivery or email. While you will still need to return signed and notarized originals, we will do everything possible to ensure the process is smooth and hassle-free. If you choose to receive closing documents via email, please remember to print all enclosures as single-sided copies only. We also offer a mobile notary service, designed to bring convenience right to your doorstep. A professional notary will meet you at a location of your choosing. The notary will not only witness your signature but they will facilitate the return of original documents for your closing. While there is an additional fee for this premium service, the flexibility and peace of mind it offers are truly priceless. If your Sales Contract does not specify the type of tenancy, please provide us with this information approximately 3 days before closing. Choosing the appropriate tenancy is crucial, as it can significantly affect your ownership rights in the future. If you have any questions or concerns, we strongly recommend consulting with legal counsel. Thank you!
If the property you are purchasing will be your primary residence, you may qualify for a tax exemption on your county real estate tax bill, commonly known as the Homestead Exemption, as outlined in Illinois Senate Bill 1790. This exemption offers a deduction from your current assessed value, ultimately saving you money. We recommend reaching out to your County Assessor’s Office approximately 30 days after closing. Inform them of your recent purchase and inquire whether the exemption has been granted. If you find that it has not, you will need to complete a simple form for the Assessor’s Office and provide a copy of your State Driver’s License or State Identification Card reflecting the property as your new address.
